Cross Creek Ranch has never been short on things to do without leaving the gates. The community sits on 3,200 acres with more than 60 miles of hike-and-bike trails, a 140-foot water slide at Adventure Island, a 6,500-square-foot fitness center, and a dedicated Lifestyle Director who runs more than 75 resident events a year. What the community has not had, for most of its history, is much reason to stop the car once you're outside the gate. A haircut, a new pair of glasses, dinner somewhere other than the single restaurant next to the pool. All of it meant driving toward somebody else's development.
That's shifting over the next several weeks, and the reason has less to do with any single big store than with timing. At least three separate developers have retail projects at different stages around Cross Creek Ranch this fall.
One Restaurant Inside The Gates
For years, the only sit-down restaurant physically inside Cross Creek Ranch was the Italian Maid Café, tucked next to the Adventure Island pool and the community's Welcome Center on Cross Creek Bend Lane. In August 2025, that space changed hands. The team behind Local Table, operating under the name Eat Local Concepts, took over the space and reopened it as Local Spot, with a soft opening on August 23 and a full public debut on September 6. Co-owner Shervin Sharifi is himself a longtime Cross Creek Ranch resident, and Stephen Brovarone, the community's vice president and general manager, welcomed the concept as a gathering spot for residents and neighbors across the area.
The ownership changed. The count did not. A community with thousands of homes still had exactly one restaurant inside its own boundary. Everything else, from a quick lunch to a new pair of running shoes, required getting on FM 1093 or the Grand Parkway and driving to somebody else's retail corridor.
Retail Projects At Different Stages Nearby
The projects filling in around Cross Creek Ranch span several nearby corridors, with developments north and south as well as between Cross Creek Ranch and Cinco Ranch II.
Shops at Fulshear, a $2.1 million retail development at 27125 Fulshear Bend Drive between Cinco Ranch II and Cross Creek Ranch, broke ground in mid-November 2025. The 12,000-square-foot shell building, leased through Hunington Properties, was targeted for completion in early November 2026. That puts its opening roughly five to six weeks out from today.
A few miles north, Texas Heritage Marketplace, the 165-acre project from NewQuest Properties at the corner of I-10 and Texas Heritage Parkway, has been filling in tenant by tenant. Lowe's opened its new West Katy store there in early September of this year, bringing more than 100 jobs along with an expanded kitchen showroom and a redesigned tool department aimed at homeowners and contractors. The anchor Target is slated to open this fall. NewQuest has confirmed America's Best Eyeglasses & Contacts, Milano Nail Spa, Aji Izakaya, EoS Fitness, Whataburger, The Kebab Shop, Kilwins, and Escalante's for the same center, with a permit already filed for a Sam's Club and fuel station.
South of there, Fulshear Central, a roughly 125,000-square-foot mixed-use project under construction at FM 1093 and Texas Heritage Parkway, landed its first named restaurant tenant this spring: Los Cocos Mexican Cafe. The full plan calls for retail, office condos, a green space built around a four-acre pond, and a walking trail connecting the pieces.

The Gate Got There First
Before any of this fall's openings, the first sign of the shift showed up right at Cross Creek West's own front entrance. ARVO Ventures, the developer already behind several projects inside the community, delivered two retail buildings totaling just over 25,000 square feet directly at Cross Creek West's entrance, with tenants originally penciled in for early this year. It was a small project by square footage, but it was the first time retail sat at the gate itself rather than a few miles down the road.
That detail matters for what comes next. The projects are in different directions and at different stages, so new errand options are arriving over time rather than all at once.
Why The Timing Is The Story
The projects involve different developers and are at different stages. Lowe's has opened, Target is slated to open this fall, Shops at Fulshear is targeting completion in early November 2026, and Fulshear Central remains under construction.
The farther-out projects are still years away. Founders Hill, two miles from Cross Creek West, isn't expected until 2027, and the massive Fulshear Town Square and Fulshear Village concepts, presented to city council this spring, had not filed a single formal site plan as of that report.
For a resident on the west side of Cross Creek Ranch, the shortest path to a hardware store, a pair of glasses, or a Friday dinner out is going to look different in November than it did in August, and different again a year from now once Founders Hill starts filling in.
If you're trying to figure out how any of this actually changes the drive from your specific street, or you just want a standing local resource who tracks Fulshear's retail pipeline with the same attention she gives to listings, Terrolyn Nunn keeps an eye on what's confirmed, what's still a rendering, and what's worth waiting on.
